The Royal Maneeya Tower is centrally located in the Panthumwan district of Bangkok, on Ploenchit Rd.
It is adjacent to the Maneeya Center, near the Erawan crossroad in a central business and shopping district.
The development is 33 storeys and has a total gross area of approximately 60,000 m2
The Project consisted of the 5 star 333-room Marriott Renaissance Bangkok Ratchaprasong Hotel on the lower floors and 71-unit Premium Executive Residences on the upper floors, which range in area from 59m2 to 300m2.
The tower also comprises a 4 storey basement car park; hotel and executive residences lobby; podium with retail and hotel facilities such as meeting rooms, ballrooms, executive lounge and banquet kitchen
EEC Lincolne Scott designed the M&E services for the development up to detailed design stage. The team contractor, EMC and Siphya undertook the installation.
Because of the two distinct occupants in the tower, major M&E plant on the 7th floor was separated for the hotel and the executive residences.
Facilities in the Marriott Hotel were designed to strict Marriott Design Standards. Features included a central chilled water air conditioning system, pre-cooled fresh air with dehumidified heat pipes, monitoring fresh air control boxes for better comfort and humidity control for all areas and secondary pumping system with Variable Speed Drive (VSD) for energy efficiency.
